K Suites, a freehold boutique development located in the Lorong K Telok Kurau area of Singapore, has set a new record for condo psf-prices from Nov 1 to Nov 10. With a new high of $2,443 psf, the developer sold a three-bedroom unit measuring 872 sq ft for $2.13 million on Nov 8. This marks the first time the condo has surpassed the $2,400 psf mark, beating the previous high of $2,196 psf set in May 2023.
K Suites, a five-storey apartment block with 19 units, is currently under construction and is a redevelopment of the former Ji Liang Gardens, which the developer acquired for $18.6 million in June 2021. The units at K Suites range from three to four bedrooms, with sizes ranging from 797 sq ft to 1,270 sq ft. There are also four bedroom duplex penthouses measuring 1,389 sq ft and five-bedroom duplex penthouses measuring 1,625 sq ft to 1,679 sq ft.
Since its launch in April 2023, K Suites has sold eight units (42%), with an average price of $2,099 psf. Another development that has seen a new high during this period is Thomson Three, with a new record of $2,379 psf. This was achieved when a 1,033 sq ft three-bedroom unit on the 19th floor sold for $2.46 million on Nov 6. The seller had originally bought the unit in a resale transaction for $1.86 million in Nov 2021, making a net profit of $598,000.
Thomson Three is a 99-year leasehold condo situated on Bright Hill Drive in District 20, comprising 435 units across 21 storeys. Units range from one to four bedrooms, with sizes ranging from 495 sq ft to 1,485 sq ft. The development also includes 10 strata semi-detached houses measuring 3,283 sq ft each. Thomson Three is conveniently located near the Upper Thomson MRT station and is also close to the Ai Tong School (Primary).
On the other hand, 19 Nassim, a luxury condo in prime District 10, saw a new low of $2,947 psf during this period. This came from the developer’s sale of a one-bedroom unit measuring 646 sq ft for around $1.9 million on Nov 9. This marks the first time the development has fallen below the $3,000 psf mark, surpassing the previous record low of $3,001 psf set in March 22 from the sale of a 678 sq ft one-bedroom unit on the sixth floor.
Completed in 2023, 19 Nassim comprises 101 units housed in a 10-storey residential block, with sizes ranging from 538 sq ft to 1,830 sq ft and a mix of one to three bedrooms. According to caveats lodged with URA, the condo has sold 61 (60%) of its units since it first launched for sale in 2020.
