The Orie Condo is a new development right at the heart of Toa Payoh Town next to Braddell MRT Station at Lorong 1 Toa Payoh. City Developments Ltd (CDL), Frasers Property, and Sekisui House, have collectively placed the highest bid of $968 million for a Government Land Sales (GLS) site at Lorong 1 Toa Payoh. This 1.57-hectare site, strategically positioned at the corner of Lorong 1 and Lorong 4 Toa Payoh, was priced at a land rate of $1,360 per square foot per plot ratio (psf ppr).

In a joint statement, CDL announced that the venture is divided into shares of 50% for CDL, and 25% each for Frasers Property and Sekisui House. Property buyers expressed enthusiasm about leading the bid for this coveted District 12 location and embarking on their inaugural collaboration with Frasers Property and Sekisui House. Plans are underway for the partnership to leverage their combined expertise to develop a landmark project in the desirable Toa Payoh area. Industry expert Leonard Tay, Knight Frank Singapore’s Head of Research, commented on the competitive nature of the bids, noting a keen interest among developers to secure premier locations despite a lower turnout compared to previous GLS tenders in 2022.

The consortium’s bid of $1,360 psf ppr notably surpassed the second-highest bid by 18%, which was $819.99 million ($1,153 psf ppr) from Tanglin Land, a CapitaLand subsidiary. This is a significant milestone, marking the first tender in Toa Payoh since another nearby parcel was developed into Gem Residences eight years ago.

CDL, Frasers Property, and Sekisui House plan to construct a residential complex consisting of two 40-story buildings housing nearly 800 units if they secure the site. It also noted the attractiveness of the latest GLS site, underscoring its prime location in a mature residential area and the scarcity of new developments nearby.
