Four Bedder Jadescape Charts New High 2420 Psf

During the period of Sept 28 to Oct 3, Jadescape emerged as the top condo that saw record high psf-prices, closing at $2,420 psf. The new record was set by a 1,421 sq ft four-bedroom unit on the 21st floor that was sold for $3.44 million on Sept 30. This marks the first time that a unit at the condo has surpassed the $2,400 psf mark. According to records, the seller had initially purchased the unit from the developer for $2.63 million, which means they made a profit of $805,000 from the sale.

Jadescape has been experiencing a high volume of sales this year, with a total of 64 resale transactions, ranging from $1,955 psf to $2,420 psf. This marks a 12% increase from last year’s average price of $2,130 psf from 62 resale transactions. The condo is located in Bishan (District 20), and is scheduled for completion in 2022. It offers 1,206 units across seven residential towers featuring one- to five-bedroom apartments ranging from 527 sq ft to 4,230 sq ft. The condo is within walking distance to Marymount MRT Station on the Circle Line.

The second condo that saw new psf-price highs was the freehold Goldenhill Park Condominium located in District 20. The new record of $2,246 psf was set by the sale of a 1,313 sq ft three-bedroom unit on the 17th floor for $2.95 million on Oct 2. The owner of the unit had purchased it in March 2011 in a resale transaction for $1.60 million, making a profit of $1.35 million from the sale. This is the first time that the condo has surpassed the $2,200 psf mark, beating its previous record of $2,158 psf set on July 18. Four transactions have been recorded this year at an average price of $2,159 psf.

This marks the first time that the condo has dipped below $1,400 psf, beating its previous record of $1,630 psf set in February 2011. Only three transactions were recorded this year at an average price of $2,237 psf.
