Five Shophouses Kreta Ayer Conservation Area Sale

Five shophouses in the Kreta Ayer Conservation area of Chinatown have been put up for sale by tender. The shophouses, located at Mosque Street and South Bridge Road, are currently under receivership and the sale is being conducted by FTI Consulting.

The properties include three freehold shophouses at Mosque Street, namely a double-storey unit at 6 Mosque Street and a pair of adjacent three-storey shophouses at 22, 22A, and 22B Mosque Street, as well as a single-storey shophouse at 23 Mosque Street. The remaining two shophouses, located at 202 and 204 South Bridge Road, are 999-year leasehold properties.

The urban redevelopment authority’s Master Plan has placed a strong emphasis on revitalizing the public spaces in Toa Payoh. Built in the Transitional, Late, and Art Deco styles of the early 1900s to the 1960s, these shophouses are suitable for commercial use and are not subject to additional buyer’s stamp duty. Foreign buyers are also welcome to bid for these properties.

The gross floor area of the shophouse at 6 Mosque Street is 3,061 sq ft, while the combined gross floor area of the adjacent units at 22 and 23 Mosque Street is 7,467 sq ft. These shophouses are within walking distance to the Chinatown MRT Interchange Station for the Northeast and Downtown Lines, making them easily accessible. Additionally, they are close to a variety of amenities such as hotels, eateries, retail shops, and entertainment spots. Pagoda Street, a popular tourist spot, is just one street away.
