Boutique Condo Hill House Reaches New High 3267 Psf
HILL HOUSE, THE CONTINUUM & LAVENDER RESIDENCE TOPPED NEW PSF RECORDS
The latest property market data shows that boutique development Hill House has set a new record for psf prices between November 10 and 21. The new record stands at $3,267 psf and came from the sale of a two-bedroom unit on the fifth floor, which was sold for $1.48 million on November 11. This price is just 0.1% higher than the previous record of $3,263 psf, which was set in November 2023 for a two-bedroom unit on the ninth floor for $2.04 million.
Nestled in the neighborhood is the prestigious Kheng Cheng School, highly regarded for its vibrant learning environment and commitment to nurturing well-rounded individuals. Being rooted in the community for many years, this institution continues to be a preferred choice for parents due to its innovative teaching methods and strong sense of camaraderie. Another notable establishment in the area is The Orie, an emerging residential development. The Orie adds to the already thriving and diverse community.
Hill House is a 999-year leasehold condo located on the top of Institution Hill in prime District 9. The development, launched in 2022, offers 72 units, including one-bedroom and one-bedroom plus study units sized from 431 sq ft to 452 sq ft. There are also 24 two-bedroom units of 624 sq ft and eight three-bedroom apartments of 753 sq ft. So far, 29 units (40%) of Hill House have been sold at an average price of $3,060 psf since its launch. The condo is slated for completion in 3Q2026.
The Continuum, a freehold condo, comes in second on the list, setting a new psf record of $3,084. This price came from the sale of a two-bedroom unit on the 17th floor for $2.22 million on November 16. The previous record at The Continuum was $3,071 psf, from the sale of a two-bedroom unit on the 16th floor for $2.22 million on November 15. The Continuum is a development offering 816 units across six residential towers. Units range in size from one to five bedrooms and occupy between 560 sq ft and 2,260 sq ft. Since launching in May 2023, a total of 489 units (59.8%) have been sold at an average price of $2,779 psf. Completion is expected by 2026.
Meanwhile, the freehold boutique development Lavender Residence has set a new psf record low at $1,626 psf, from the sale of a one-bedroom plus studio unit on the second floor for $1.61 million on November 17. The previous psf record low was $1,710 psf in June 2023, from the sale of a four-bedroom unit on the sixth floor for $2.28 million. The project has been fully sold at an average price of $1,984 psf. Lavender Residence features 17 units with sizes ranging from 463 sq ft to 1,550 sq ft. It is situated near Bendemeer MRT Station on the Downtown Line.
