Botanic Lloyd Reaches New Price Peak 2460 Psf

The Botanic on Lloyd, a freehold condo, made headlines when it achieved the highest psf-price among private non-landed developments. The record was set during the period of Jan 3 to Jan 11, with a sale of a 2,056 sq ft, four-bedroom unit for $5.13 million or $2,493 psf. This new peak surpassed the previous record by 6.6%, which was set in October last year. The Botanic on Lloyd is a 66-unit development completed in 2006 and located in Prime District 9 along Lloyd Road off Oxley Road. It consists of 60 apartments and six townhouses of three- and four-bedroom units ranging in size from 1,485 sq ft to 3,584 sq ft. The three-storey townhouses are between 4,058 sq ft and 4,446 sq ft and feature five bedrooms with two private parking lots each.In another record-setting sale, The Cape, a freehold boutique development, achieved the second-highest psf-price. A 1,313 sq ft, three-bedroom unit on the 15th floor fetched a price of $3 million or $2,284 psf on Jan 10, surpassing the earlier record of $2,265 psf. The sale trend at The Cape has seen an increase in transactions, with only one unit sold in 2023 and three in 2024, at an average price of $2,128 psf.The only private residential development to record a new psf-price low during the period in review was Tembusu Grand, an upcoming condo. The sale of a 1,399 sq ft, three-bedroom unit on the 20th floor for $3.04 million or $2,174 psf on Jan 11 set a new price floor, surpassing the previous record set just two months earlier. The 638-unit Tembusu Grand, a 99-year leasehold project launched in 2023, has sold 584 units at an average price of $2,444 psf, with expected completion in 2028. Overall, the premium prices achieved at these developments reflect the desirability and appeal of the prime District 9 and 15 locations among buyers.
