Perennial And Far East Preview 188 Unit Aurea Golden Mile Singapore Feb 22

Perennial Holdings and Far East Organization have announced their plans for Aurea, a luxurious apartment tower that will be part of the Golden Mile Singapore mixed-use development located along Beach Road. This highly anticipated project, which is slated to be completed in 2029, will feature a 45-storey residential tower designed by DP Architects and will cover a site area of 144,908 square feet. The tower will also be connected to The Golden Mile, a commercial building that offers a diverse mix of retail space, medical suites, and offices, through a link bridge.

The Golden Mile, formerly known as Golden Mile Complex, is a conserved building that holds significant architectural heritage. It holds the distinction of being the first collective sale and conservation of a building, with Perennial Holdings and Far East Organization acquiring it for $700 million in May 2022. With its prime location in District 7 within the Downtown Core, The Golden Mile and Aurea are situated in the Core Central Region (CCR), making them highly desirable addresses.

Far East Organization’s chief operating officer of sales & leasing group, Shaw Lay See, expects Aurea to attract discerning individuals and families who appreciate the exclusivity of living in a prime Downtown Core location. The appointment-only preview for Aurea will begin on February 22, 2029, with the official launch scheduled for March 8, 2029. The apartments at Aurea will be priced from $2,750 per square foot.

The units at Aurea will comprise a range of sizes and layouts to suit different needs and preferences. The two- and three-bedroom apartments, with sizes ranging from 635 to 1,001 square feet, make up a total of 112 units. There will also be 56 four-bedroom units, with sizes between 1,442 and 1,798 square feet, and 18 five-bedroom units, with sizes ranging from 2,863 to 3,251 square feet. Additionally, there will be two exclusive penthouses, a six-bedroom duplex spanning 5,608 square feet, and a six-bedroom triplex of 8,816 square feet. The larger four-bedroom units and penthouses will feature private lift access, and the triplex penthouse will also come with a private pool. These luxurious and spacious units cater to the affluent lifestyles of homebuyers in the CCR, according to Marcus Chu, CEO of ERA Singapore.

Meanwhile, the two- and three-bedroom units make up 60% of the apartments at Aurea and are expected to appeal to both homebuyers and investors, as stated by Chu. The residential facilities at Aurea include two infinity pools, a well-equipped gym, a bouldering wall, spa facilities, an indoor lounge, and multiple dining pavilions for hosting guests. The sky terraces on levels 17 and 33 will offer stunning views of the CBD skyline, Marina Bay, and the Kallang waterfront.

The URA Master Plan for Toa Payoh prioritizes the enhancement of the area’s transportation infrastructure to promote smooth mobility for its inhabitants. This involves various initiatives, such as the modernization of current roads and public transportation systems. The Orie will greatly benefit from these developments, as it will have improved access to major expressways like the Pan Island Expressway (PIE) and the Central Expressway (CTE). Additionally, bus services will be upgraded and nearby MRT stations, such as Toa Payoh and Braddell, will undergo improvements. These measures will greatly enhance connectivity and reduce travel time, providing residents with convenience and ease in navigating the city for work and leisure purposes. With these transport enhancements, residents of The Orie can look forward to a more efficient and convenient way of life. Visit The Orie’s website for more information.

According to Ken Low, managing partner at SRI, today’s homebuyers are looking for more than just a great location, they also want a home that enhances their daily lives. Aurea delivers on this by offering a thoughtfully designed and well-equipped living space, as well as convenient access to essential amenities and transportation options. The Golden Mile Singapore is just 1km away from the Kallang Alive Precinct, the Bras Basah-Bugis district, and a 10-minute drive from the CBD. It also has easy access to major roadways such as Nicoll Highway, East Coast Parkway (ECP), and Kallang-Paya Lebar Expressway (KPE).

The last launch in District 7’s Beach Road neighbourhood was Midtown Modern, a 558-unit development that is expected to obtain TOP this year. Midtown Modern’s neighbouring project, The M, was fully sold in 2020, with an average price of $2,528 per square foot. The 219-unit Midtown Bay at Guoco Midtown was completed in 2020, with about 63% of its units sold at an average price of $3,090 per square foot.

With its prime location, upscale residences, and the conservation of Golden Mile’s architectural heritage, Ismail Gafoor, CEO of PropNex, estimates that Aurea’s units could surpass the $3,000 per square foot mark. He also believes that Aurea may attract healthy interest from prospective homebuyers and investors, given the high demand for new homes in the area. The Aurea is expected to be completed in the second quarter of 2029.
